Built for kin.
Run like it's engineered.
Kinwright Builders takes on custom homes and serious renovations in north Georgia — planned, scheduled, and priced the way an engineer would build for their own family, not guessed at the way most jobs are.
What we build
A small number of projects a year, taken on deliberately rather than volume-built. If it needs real design judgment and real craft, it's the kind of job we want.
Custom homes
Ground-up builds for people who want a say in every decision — from siting and layout through to the trim details most builders skip past.
High-end renovations
Whole-home remodels and major additions, especially where the existing structure is older and needs a builder who reads a house before touching it.
Design-build
One point of accountability from first sketch to final walkthrough — design and construction under a single roof instead of handed off between strangers.
Finish carpentry & millwork
Built-ins, stairs, trim, and the small joinery details that decide whether a house feels custom or just expensive.
Why it's different
Most construction horror stories aren't about bad craftsmanship — they're about surprises. Budgets that grow quietly. Schedules that slip without warning. Calls that don't get returned. Kinwright is built to make those impossible, using the same discipline as running a software project.
You see the job while it's happening
A live view of schedule, budget, and site photos — not a weekly call you have to chase down.
Estimates built on real numbers
Pricing drawn from actual completed-job cost history, not a padded gut figure meant to cover for surprises later.
You see it before it's built
A 3D scan of your existing space and a walkthrough of the proposed change, so the first time you see it isn't after the wall's already down.
Every change, priced and signed first
No verbal changes that turn into disputed invoices. If scope moves, you see the price and approve it before work starts.
A schedule that understands consequences
When one thing slips, you're told exactly what it affects downstream — not left to discover it three weeks later.
The system underneath
Every Kinwright job runs on a build-management system we're developing alongside our own projects — not licensed from a vendor who's never framed a wall. It tracks what depends on what, turns site photos into client updates automatically, and keeps a running record of real costs instead of estimates pulled from a generic database.
It exists to serve the jobs first. If it turns out to be useful to other small builders too, that's a door we'll open later — but it's being proven on real houses before it's offered to anyone else.
Founding client list
Kinwright is taking a limited number of names ahead of our first licensed season. No commitment, no sales call — just a note when we're ready to talk about your project.
